The Golden Visa in the UAE offers five or ten years of self-sponsored residence to qualifying investors, property owners, skilled professionals and exceptional talent. The benefits are real, but so are the conditions. This guide sets out the categories, the published thresholds, the evidence authorities expect and the planning that keeps the status valid for its full term.

Key pointGolden residence is kept on conditions as well as granted on evidence: GDRFA Dubai states that a qualifying property cannot be disposed of, and a qualifying deposit cannot be refunded, during the ten-year term.

At a glance

01

AED 2 million investment

GDRFA Dubai and Abu Dhabi accept property, company share value or a frozen bank deposit of at least AED 2 million for ten-year investor residence.

02

AED 30,000 professional test

Skilled professionals need a monthly salary of at least AED 30,000, a bachelor's degree and an occupation at MOHRE level 1 or 2.

03

Wider family sponsorship

The federal portal says holders may sponsor spouses and children regardless of age, and an unlimited number of domestic helpers.

04

Exempt from absence rule

Holders may stay outside the UAE beyond six months, but GDRFA Dubai warns the permit is void if it expires while the holder is abroad.

05

Conditions continue

Authorities can check that holders still meet conditions; selling qualifying property or withdrawing a deposit during the term can threaten the permit.

What golden residency planning covers

The Golden Visa in the UAE is a long-term, self-sponsored residence permit, generally valid for five or ten years, for investors, entrepreneurs, highly skilled professionals, people with exceptional talent, outstanding students and humanitarian contributors. Golden residency planning is the work of choosing the right category, building evidence that will satisfy the authority, and structuring assets and family arrangements so that the status stays valid for its full term.

Clients come to this question from different directions. A property buyer wants residence alongside a Dubai purchase. A senior executive earning a high salary wants independence from the employer's sponsorship. A founder wants security for the family while the business grows. A family office principal wants a base for the next generation. Each route has its own evidence and its own continuing obligations.

The status is valuable precisely because it loosens the usual ties: no employer or local sponsor, wider family sponsorship and freedom to spend long periods abroad. Those benefits are why the eligibility rules and the conditions attached to them deserve careful reading.

Golden residence rests on Federal Decree-Law No. 29 of 2021 on the Entry and Residence of Foreigners and its Executive Regulations, issued by Cabinet Resolution No. 65 of 2022 and in force since 3 October 2022. The Regulations have been amended several times since, so the version current at the date of application is the one that matters.

Applications are made to the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) or, for Dubai residents, to GDRFA Dubai. Abu Dhabi has its own long-term residence programme, and the Abu Dhabi Residents Office publishes detailed criteria for investors and specialists. Some categories need a recommendation or approval from another body first, such as a business incubator for entrepreneurs or a professional regulator for doctors.

Why published criteria sometimes differ

Federal, Dubai and Abu Dhabi sources do not always describe a category in identical words, and older pages are not always updated. The federal government portal lists the categories and benefits, while the GDRFA Dubai investor service and the Abu Dhabi investor criteria describe ten-year real estate residence with an AED 2 million threshold. Always confirm the rule with the authority that will process the file.

Golden Visa in the UAE: categories and thresholds

The table summarises the main categories as described by official sources at the time of writing. It is a guide to eligibility, not a guarantee: each authority applies its own assessment and can request further evidence.

Principal golden residence categories and published criteria
CategoryCore published criterionTerm
Public investmentCompany capital or share of at least AED 2 million, a deposit of at least AED 2 million, or at least AED 250,000 in annual tax paid10 years
Real estate investorOne or more properties worth at least AED 2 million; financed property permitted on conditions10 years (GDRFA Dubai and Abu Dhabi)
EntrepreneurTechnical or future-focused project valued at not less than AED 500,000, with incubator and emirate approvals5 years (federal portal)
Skilled professionalMonthly salary of at least AED 30,000, a bachelor's degree, and an occupation at MOHRE level 1 or 210 years
Executive directors and exceptional talentCategory-specific evidence; executives need a degree, five years in the role and a salary of at least AED 50,00010 years
Outstanding studentsHigh school grade of at least 95 per cent, or high university GPA within two years of graduation5 or 10 years
Humanitarian pioneers and frontline heroesRecognised contribution, or at least five years of qualifying service10 years

The skilled-professional criteria above are those published by the Abu Dhabi Department of Economic Development, which also asks for an employer salary certificate, six months of bank statements and a UAE-approved employment contract.

A Golden Visa in the UAE is granted on evidence and kept on conditions. The planning that matters most happens before the application and continues long after it.

Choosing a route: investor, professional or talent

The property route

Property is the most visible route. GDRFA Dubai requires one or more properties with a total value of at least AED 2 million, a property status certificate from the Dubai Land Department, and a lien registered over the property. In jointly owned property, the applicant's own share must reach the threshold. Abu Dhabi permits mortgages with national banks, provided the investor's own equity is at least AED 2 million, and accepts off-plan property where at least AED 2 million has been paid to an approved developer.

The trade-off is liquidity. GDRFA Dubai states that the property cannot be disposed of during the ten-year period. Buyers who expect to trade up, refinance or sell within a few years should plan the exit before they apply. See our pages on real estate acquisition and real estate finance.

The business and deposit route

Company owners can rely on a share worth at least AED 2 million, supported by a certified financial report from a UAE-accredited auditor, or on taxes of at least AED 250,000 a year evidenced by the Federal Tax Authority. A cash deposit of at least AED 2 million must be frozen for at least two years. For shareholders, our page on the investor visa and partner residence explains how ownership changes interact with residence.

The professional and talent routes

The salary-based route does not require any investment, but it depends on the job. The salary, degree and occupational level must all be met at the time of application, and a regulated profession needs a valid practising licence. Executives, doctors, scientists, creatives and athletes have their own evidential tracks, usually involving recommendation letters from a recognised body.

Benefits and the conditions attached

The federal portal lists the headline benefits of a Golden Visa in the UAE: no sponsor is needed; holders can sponsor spouses and children regardless of age; they can sponsor an unlimited number of domestic helpers; they may stay outside the UAE for more than the usual six months; and family members may remain until their permits expire if the holder dies.

Benefits come with conditions. GDRFA Dubai requires the holder to be able to support themselves and their family without government support, and states that the authority may take measures to check that conditions continue to be met. Golden holders who take a job still need a work permit; MOHRE issues a specific permit type for golden residence holders, discussed on our page on work permits.

Practical point

Golden residence frees the holder from the six-month absence rule, but GDRFA Dubai notes that the residency is void if it expires while the holder is outside the country. Diary renewal well in advance, especially for families who spend summers or school terms abroad.

The application process step by step

The broad sequence for a Golden Visa in the UAE is similar across categories, though the approval stage differs.

  1. Eligibility review. Match the client's facts to a category and identify gaps, such as an unattested degree, a property below threshold after valuation, or audited accounts that are out of date.
  2. Evidence build. Obtain title or valuation certificates, auditor reports, tax letters, salary certificates and bank statements, and arrange any lien or deposit freeze the category requires.
  3. Nomination or approval. Where the category requires it, obtain the recommendation of the relevant authority, incubator or regulator before applying for residence.
  4. Residence application. Submit to ICP or GDRFA Dubai through the approved channel. Applicants abroad receive an entry permit; those in the UAE change status.
  5. Medical, insurance and biometrics. Complete medical fitness checks, health insurance and Emirates ID biometrics.
  6. Family applications. Sponsor spouse, children and domestic workers once the principal's permit is issued.
  7. Post-issue housekeeping. Cancel any previous employer or partner permit where needed, update bank and tax records, and diary the expiry.

Documents and evidence to assemble

  • Passport and photographs for the applicant and each dependant.
  • Property: title deed or registered sale agreement, a valuation or unit value certificate, and for financed property a bank letter confirming the outstanding balance.
  • Investment: trade licence with partner appendix, certified financial report, company bank statements, and tax registration and receipts.
  • Deposit: an official bank certificate confirming the amount and that it is frozen for the required period.
  • Professionals: attested degree, employer salary certificate, six months of bank statements, employment contract and any practising licence.
  • Family: attested marriage and birth certificates with Arabic translation where required, and proof of housing.

Keeping the status valid over the term

Most planning attention goes on the application. In practice, the harder question is what happens in years three, six or nine, when circumstances have moved on. A Golden Visa in the UAE assumes the qualifying facts remain broadly true throughout the term.

Investors over time

For property investors, the main risks are a sale, a refinancing that cuts the investor's equity, or a transfer into a company or family structure. For business investors, they are a fall in share value, a reorganisation that moves the shares to a holding vehicle, or a drop in tax paid. Each should be checked against the residence conditions before it happens, not after a renewal is refused.

Professionals over time

Professionals face different pressures. A redundancy, a move into a role classified at a lower occupational level, or a salary restructuring that shifts pay into allowances or bonuses can all affect whether the criteria are met at renewal. Leaving a job does not cancel golden residence, which is one of its main advantages, but it may change whether the holder qualifies for the next term.

Renewal planning

Start the renewal review at least several months before expiry. Re-run the eligibility analysis on current facts, refresh valuations, audited accounts or salary evidence, and check that dependants' documents are still valid. If the original category no longer fits, consider whether another golden category, a green residence, an investor permit or an employment visa is the better next step. A written fall-back plan avoids a rushed change of status inside a grace period.

Families with several golden holders, for example parents and adult children who qualify separately, should coordinate their terms so that sponsorship chains stay intact. Our page on family and dependant mobility covers the sponsorship side in more detail.

Risks and common mistakes

Treating the visa as permanent

A Golden Visa in the UAE is long-term residence, not citizenship or permanent status. It is granted for a fixed term and renewed if the holder still meets the conditions. Holders who sell the qualifying property, withdraw a frozen deposit or change jobs may no longer qualify at renewal, and authorities can act during the term. Plan for renewal from the start by asking whether the qualifying asset or job will still exist in five or ten years, and what the fall-back status would be.

Relying on a valuation the authority will not accept

Purchase price and market value are not the same thing, and joint owners count only their own share. For property, GDRFA Dubai may accept a valuation certificate from a DLD-licensed office, and Abu Dhabi uses unit value certificates. For companies, the value must be backed by an accredited auditor's report. Commission evidence from the right source before signing anything that depends on the outcome, and leave headroom above the threshold.

Forgetting the mortgage arithmetic

Where the property is financed, the authority looks at the investor's own equity, not the headline price. Abu Dhabi's published example is a property worth AED 5 million with an outstanding mortgage of no more than AED 3 million. Later refinancing that increases the debt can undermine the basis for the permit. Coordinate any refinancing with immigration advice, and check the lender's terms on liens before committing.

Overlooking succession and ownership structure

Property held through a company, a trust or a foundation may not count in the same way as property in the applicant's own name. On death, the asset passes under the applicable succession rules, which may differ from the family's expectations. Families should align golden residence planning with a registered will and, where appropriate, a holding structure. Our pages on family offices and wills explain the options.

Confusing residence with tax status

Golden residence does not by itself make a person UAE tax resident or end tax residence elsewhere. Individual UAE tax residence follows Cabinet Decision No. 85 of 2022, and the home country applies its own tests. Long absences permitted by the visa can also mean the holder does not meet UAE presence tests. Take tax advice in both countries if a Tax Residency Certificate matters to you.

Cross-border angle

Most applicants for a Golden Visa in the UAE keep ties elsewhere. The interaction with home-country law often decides whether the plan works.

Bangladesh and India. Funds for a property or deposit must usually leave the home country lawfully, and UAE banks and developers ask for source-of-funds evidence. Bangladesh's foreign exchange controls and India's outward remittance and overseas investment rules affect how and when money can move. Our Dhaka office advises on the Bangladesh side.

United Kingdom. British clients often pair golden residence with a move out of UK tax residence. The UK statutory residence test turns on days and ties, not on holding a UAE visa, so the visa supports but does not settle the position.

Singapore, China and the GCC. Singapore and Chinese principals frequently use the UAE as a regional base while keeping businesses at home. Documents issued in China need legalisation for UAE use. GCC nationals do not need UAE residence, but their non-GCC family members and staff may.

How TRW & Co helps

We provide advice, structuring and coordination for golden residency. We work with auditors, valuers, banks and registered typing and visa centres, and where representation before UAE onshore courts or the DIFC/ADGM Courts is required, we work alongside locally licensed advocates and registered practitioners. Decisions on residence rest with the authorities, and we do not promise outcomes.

Eligibility assessment

We test the client's facts against each category and the processing authority's current criteria, and we identify the evidence gaps before any money is committed.

Property structuring

We review title, joint ownership, financing and lien requirements so that the property route works on paper and in practice, including the restriction on disposal during the term.

Investor evidence

We coordinate with the company's auditors and tax advisers on the financial report, share valuation and tax letters that the authority will review.

Family and household

We plan sponsorship for spouses, adult children and domestic workers, and we prepare legalised civil documents for each dependant.

Succession alignment

We align residence planning with wills, holding structures and family governance so that a death or a sale does not unravel the family's status.

Renewal and monitoring

We track the conditions that must remain true during the term and flag any transaction that would threaten renewal.

Frequently asked questions

01How much property do I need to buy for a Golden Visa in the UAE?

Official Dubai and Abu Dhabi criteria require property worth at least AED 2 million. You can combine more than one property, but in joint ownership your own share must reach the threshold. Financed property is accepted on conditions: Abu Dhabi requires mortgages to be with national banks and your own equity to be at least AED 2 million. Off-plan property can qualify in Abu Dhabi where at least AED 2 million has been paid to an approved developer. Confirm the current rule with the processing authority before buying.

02Can I sell the property after I get the Golden Visa?

Plan on the basis that you cannot. GDRFA Dubai states that the property cannot be disposed of during the ten-year period and that a lien is placed on it. If you sell, the basis for your residence is likely to fall away and you may need another status. If you expect to trade up, consider whether you can acquire the replacement property first and seek advice on how the authority will treat the change before you sign a sale agreement.

03Do I need a job offer to qualify as a skilled professional?

Yes. The skilled-professional route published by Abu Dhabi requires you to be employed in the UAE under an approved employment contract, earning at least AED 30,000 a month, holding at least a bachelor's degree and working in an occupation at MOHRE level 1 or 2. You will need a salary certificate and six months of bank statements, and a practising licence if your profession is regulated. If you change jobs later, check that the new role still meets the criteria before renewal.

04Can my adult children live in the UAE under my Golden Visa?

The federal portal states that golden residence holders can sponsor spouses and children regardless of their ages, which is wider than the ordinary rules for family sponsorship. Each dependant still needs their own application, medical checks where required, insurance and properly attested civil documents. An adult child who intends to work also needs a work permit from their employer, since residence does not by itself authorise employment.

05Does a Golden Visa allow me to work for any employer?

Holding golden residence means you do not need an employer to sponsor your residence, but any employer in the UAE that hires you still needs a work permit. MOHRE issues a specific work permit type for golden residence holders. Free zone, DIFC and ADGM employers follow their own registration processes. The practical benefit is that leaving a job does not end your residence, which gives you flexibility to change employers or start a business.

06What happens to my family if I die while holding a Golden Visa?

According to the federal government portal, family members may stay in the UAE until the end of their own permit duration if the golden residence holder dies. That provides time, but not a permanent solution. Families should combine golden residence planning with a registered will, a clear plan for the qualifying asset and, where appropriate, a holding structure, so that the surviving family can secure their own status and deal with the estate in an orderly way.

07Is a Golden Visa in the UAE the same as UAE citizenship or tax residence?

No. It is a long-term residence permit for a fixed term, renewable if you continue to qualify. It does not confer citizenship. Nor does it, by itself, make you tax resident in the UAE or end your tax residence elsewhere. UAE individual tax residence is decided under Cabinet Decision No. 85 of 2022, and your home country will apply its own rules. Take tax advice in both places if this matters to you.
